In some expectedly good news for buyers and sellers of Naples Gulf Access properties, the U.S. House of Representatives approved a spending package that will fund the federal government for fiscal year 2020, extending the National Flood Insurance Program (NFIP) until Sept. 30, 2020. After the expiration of the Biggert-Waters Flood Insurance Reform Act, in 2017, NFIP has worked on a series of extensions. Without these extensions of NFIP, the sale of Naples Gulf Access homes and condos would be jeopardized. Absent flood policies, many homebuyers looking at Naples Gulf Access properties would not be able to get a mortgage. Lenders ubiquitously require a flood insurance policy prior to lending the money. Indeed, private flood policies for Naples Gulf Access properties for sale are growing, but remain a minority of policies.
